A Property Consultant plays an important role in the moving office process; not only will they ensure you end up in the right office property, they will also ensure you are paying the lowest possible rent and get the most favourable outcome in term of your office lease.

Choosing a Property Consultant

When choosing a Property Consultant, it is important to find one who is well established within the local area, and is competent and experienced dealing with office tenants.  A local Property Consultant will have intimate knowledge about the neighbourhood, and can even identify office properties that are not yet on the market but may become available within your intented timeline.

Briefing your Property Consultant

For a Property Consultant to be successful and find you the best possible office space, they need to have intimate knowledge of your office space requirements; this includes how your business operates, the way in which you intent to use the office space and your plans for future growth. When it comes to negotiating the best deal, your Property Consultant will have the necessary knowledge of recent market comparables,  what other deals the landlord has done recently, and upcoming lease expirations and use this information to gain leverage with the landlord and arrive at the best possible deal on your behalf.
