The Birmingham office market sees increased activity in the second half of the year
It seems that fortune is favouring the heart of the Midlands for office property, with it becoming a hot spot for office take up. The area has reported the second-highest rate of deals recorded for the first half of this year. With more and more offices choosing to go for office space outside of traditional high-rental cost areas such as London, Manchester and Leeds, places like Birmingham are becoming increasingly popular with those looking to find new office space.
Located right in the centre of the country's major road and rail links with access to international airports and tourist amenities to rival many a destination, Birmingham has proven incredibly popular with office space seekers looking to save money on rents without compromising their standard of commercial property. Only the South East area exceeded Birmingham in the number of office transactions completed. Things began slowly but the amount of office spaces changing hands took off in Q2.
However, although prices in the Birmingham area are comparatively cheap in relation to the capital, they have still seen a rise since the start of the year. Scott Rutherford of Cushman & Wakefield commented on the trends: “There was a lot of activity at the end of last year and prices went up accordingly.” These incremental price rises do reflect a growing interest in the area and now is a great time to consider your Birmingham office move before competition for work space becomes too tight.
