Finding the right office space can be a tedious and difficult process involving laborious paperwork and, quite often, time wasting site visits. Unless you have a very clear idea of what you are looking for, finding office space can be a long drawn out process. - Be Prepared
Make sure you arrive at every site visit with a clear head and open mind. Print off a copy of the Office Space Checklist and take along a camera as it's so easy to distinguish between one office space from another. Tape measures are also handy, particularly if you have any large pieces of equipment (servers etc) to fit into the space.
- Do your Homework
Before you arrive for the viewing, do a bit of homework; ask your Property Agent to provide office rents that have recently been achieved in that particular area. Research the neighbourhood and establish whether the property has all the local facilities that your staff and clients are going to expect.
- Look for Defects
Have a critical eye when viewing properties and note any defects that may either deter you from taking occupation, or might also be used to negotiate a lower rent.
- Assess Security
If the office has security personnel what is your first impression of their welcome? This is the same first impression that your clients and visitors will receive and it's not an easy thing to change once you've taken occupation.
- Landlord
Find out as much as you can about the landlord; what other properties do they own? their financial stability and how long they have owned the building. All this information will help you when it comes to negotiating the terms of the lease and assessing the security of your tenure.
