Property Solicitors can play a vital role in ensuring that when you move office, it goes as smoothly as possible - so it's imperative you choose the best one for your individual requirements. Property Solicitors are so important that you shouldn't move office without them.

The role of a Property Solicitor in your office move should never be underestimated. Property Solicitors are needed to advise you on a number of key issues such as preparing a full report on the terms of the lease and obtaining all the necessary consents. This means you're going to be in constant contact with them so it's advisable to choose one in your local area.

Key Property Solicitor tasks which are essential when you move office include:

1. Negotiation: Your Property Solicitor will negotiate key terms of the lease with the landlord's solicitor. A typical lease is around 50 pages long so there can be a lot to negotiate.

2. Formal Enquiry: Your Property Solicitor will also raise any formal enquiries with the landlord's solicitor that need to be addressed before you move office. These can include fire regulations and any predicted service charge expenditure.

3. Stamp Duty Land Tax: Your Property Solicitor should be able to assist you on all aspects on your Stamp Duty Land Tax. This includes calculating the correct tax amount, completing your Stamp Duty Land Tax return and paying the final amount to HM Revenue & Customs.

4. Local Authority Search: Your Property Solicitor will carry out a Local Authority Search in regard to your intended new office property. This search will unveil all the information the local authority have on your new office property such as planning permission and important property issues.

Contact a Property Solicitor in your area. There is no obligation to use them and, if nothing else, a conversation with them will give you the opportunity of discussing any legal issues you may have about how to move office.
