If you're planning an office move to Cardiff, you need to be aware of what type of office space is available in Cardiff. This will help you to define your office space requirements based in what stock is currently available.

If you're looking for brand new office space in Cardiff, recent research from a Cardiff Property Agent has revealed a projected shortfall in grade A office space, so depending on the size of office space you require, you may need to discuss your office space requirements with a Cardiff Property Agent sooner rather than later.

The report, undertaken by Lambert Smith Hampton, notes that whilst there is 5m sq. ft. of speculative development of space in Central London, there is only just over 1m sq. ft. under construction in the regions, including Cardiff, where there is an acknowledged shortage of space in the city centre.

There is only 75,000 sq. ft. of grade A office space available in Cardiff City Centre, with no speculative development underway. The total available stock that is grade A stands at 16%, which is very low when compared to Swansea which has 49% and Newport with 41%. These statistics do not equate with the continued demand for businesses looking for Grade A office space in Cardiff. 

Cardiff businesses considering relocating within the next 12-18 months should contact Cardiff Property Agents like Cooke & Arkwright or Fletcher Morgan to discuss their office space requirements and secure the last available stock of grade A office space.
