The Thames Valley Office Market Report details the surge in demand for space in this popular commuter-belt area due to a number of factors. The stability of the office market in Reading is a key draw, with the Berkshire town remaining ‘resilient’ in comparison to the office sector performance of nearby Slough and Bracknell.
Although the initial levels of enquiries and take up in Reading were seen to be slow in the early months of 2010, the market gradually received stimulation and a couple of notable deals propelled it to the position of a desirable southern office area. Nearly 120,000 square feet of office space were taken in one deal alone where a large pharmaceuticals company signed the lease on Grade A offices in Green Park.
It seems that space outside of the main hubs of London, Birmingham and Manchester is also faring well thanks to reasonable rental costs that are making places like Reading appealing to companies seeking new office space. Prime town centre rents in the Reading area are competitive, with current levels of stability thought to improve to an all out increase by the end of the calendar year.
