A commercial management company is responsible for the running and maintenance of the premises. Whilst the tenant won’t have in choice in who manages the property, they certainly ought to consider how well the property is run and maintained when viewing and considering office properties. To help you make an informed judgment, here are some of the responsibilities of a commercial property management company and what to look for to ensure the building is well-maintained, secure and run efficiently.
Repairs and Maintenance
If something goes wrong during your tenancy with any aspect of the building, you will have to address your issues either with the landlord or directly with the building management company. When you are viewing potential properties, take a good look at the condition of the communal areas in the office – are they well maintained? Are there broken light bulbs that have not yet been replaced? What is the general cleanliness of the property like? Effective office property management requires great attention to detail and taking into account all these things will enable you to get a feel for how well the building is run.
Security
Property Management companies are quite often responsible for the security of the building; and some grade A buildings offer a 24 hour security service with a manned reception. Again, when you visit check out how welcoming and efficient the building security staff are at reception. Are they diligent about guests having to sign in before they visit a client? Are the security staff well turned out and smart? The security staff are often the first point of contact for any visitor coming to see you – so it’s important they make the right impression. It’s important to try to get feedback from other tenants in the same building about the building is managed and maintained. They are more likely to offer an unbiased opinion about whether they are responsive to issues of repairs, maintenance and security . All these issues are important to the overall satisfaction and enjoyment of your tenancy and it’s therefore important that you consider the above issues carefully before committing to a property.
